Fasteners: Are any fasteners that hold down insulation loose or visible
Alligatoring: Is there scaling or cracking of any roof material?
Asphalt: Is any felt showing under deteriorating asphalt?
Saddles: Is there visible damage to any saddles on the roof?
Discoloration: Is there discoloration to the roofing material? (This could just be staining on the shingles, but may be a sign there has been standing water)
